What moves the price?

The type of clean matters more than square footage. A tidy two-bedroom and a tidy three-bedroom on a regular schedule often land within a few dollars of each other, but switch the same home to a deep clean and the median goes from $130 to $309. Deep, move-out and post-construction cleans cost two to four times more because they take three to five hours instead of about ninety minutes.

• Condition. Homes on a regular schedule stay in the $109–$150 band. The longer it has been since the last clean, the closer the price gets to a deep clean.
• First visit. Usually priced above the ongoing visits, since it clears built-up grime that later cleans keep on top of.
• Empty homes. A move-out puts every cabinet interior, baseboard and appliance in scope, with nothing skipped.
• Add-ons. Inside the oven, inside the refrigerator, interior windows and the garage are the common extras.

Methodology

• Source: Orchid Cleaning Service's own completed-job records in Housecall Pro. 6,527 priced residential cleans across Polk County, March 2024 to October 2026. A 2023 legacy data import and canceled jobs are excluded.
• Price: the list service price of each job, meaning the subtotal before any discount. No sales tax applies to residential cleaning in Florida. Tips and credit-card surcharges are excluded.
• Robustness check: limiting the set to jobs paid in full leaves 5,344 standard cleans and doesn't move the median by a cent, so we report the wider set.
• Categories: taken from the booked service description, so a job only counts in a category if it was booked with that wording. Jobs with no description, first visits and promotional packages are left out of the category figures.
• Residential vs. commercial: residential, vacation-rental and commercial work are separated account by account, checked against our commercial billing list and each job ticket. We don't use the customer-type flag in our software because it mislabels accounts in both directions. Commercial accounts and stand-alone add-on visits (window-only, carpet-only) are excluded.
• Vacation rentals: 384 completed turnovers at only 16 properties, more than 40% of them from four properties we clean very often, so the single median mostly reflects which homes we visit most. Go by size instead (bedroom counts from public records and our site notes, available for 14 of the 16): about $112–$133 for one or two bedrooms, $155 for three, $220 for four, $306 for five. 71% of turnovers are worked by one cleaner, so their times don't compare directly with our timing study.
• Move-in/move-out: billed hourly, not flat. We report the median actually billed ($354, 64 jobs) and the median on-site time (3 hr 36 min, 64 clocked jobs). The billed median runs a little above straight hourly math because of minimums on smaller jobs, supplies and overruns.
• Not averaged: apartment turnovers (negotiated per property by unit mix) and builder or general-contractor final cleans (quoted after a walkthrough; too few in this window for a reliable median).
• Definitions: median is the middle value of each group; typical range is the 25th-to-75th-percentile span.
